These Terms of Use (“Terms”) govern access to and use of the XMetr platform (“XMetr” or the “Platform”). By accessing or using the Platform, you agree to be bound by these Terms.

Status: XMetr is currently an early-stage, non-commercial beta startup. It does not operate as a registered legal entity and provides its services free of charge at this stage.

1. Platform Role and Disclaimer

XMetr acts solely as a technical infrastructure provider, offering listing and communication tools.

XMetr is NOT:

A party to any rental, lease, or legal agreement between users.
A real estate agent, broker, or intermediary.
Responsible for verifying the ownership or legal rights of listing providers.
Liable for the accuracy, legality, or physical condition of any listed property.

All interactions, viewings, and agreements occur directly between users at their own risk.

2. User Responsibilities

2.1 Listing Providers (Owners, Agents, Agencies)

By publishing a listing, you confirm that:

You have the legal right and authorization to advertise the property.
The information provided is accurate and not misleading.
You comply with all local housing and advertising laws.

2.2 Renters and Visitors

You are responsible for conducting your own due diligence. XMetr does not validate the identity of users or the existence of properties. Never send money before verifying the property and the provider’s identity in person.

3. User-Generated Content and "Notice & Action"

All materials published on XMetr are user-generated. XMetr does not pre-screen all content but operates on a Notice and Action basis.

Reporting: If you believe any content violates your rights, copyright, or local law, notify us at legal@xmetr.com.
Moderation: XMetr reserves the right to remove or restrict access to any content or account immediately if a violation is reported or suspected, without prior notice.

4. Listing Policy

XMetr is intended for long-term rentals only.

No short-term or vacation rentals are permitted.
Listings must include representative images and truthful descriptions.
Automated, deceptive, or duplicate listings will be removed.

5. No Warranties and Limitation of Liability

The Platform is provided “as is”. XMetr makes no warranties regarding uninterrupted service or the conduct of its users.

To the maximum extent permitted by law, XMetr shall not be liable for any disputes, financial losses, or damages arising from the use of the Platform or interactions between users.

6. Suspension and Termination

We reserve the right to terminate access to the Platform for any user who violates these Terms, misuses the service, or creates potential legal risk for the project.
