Terms of Use — XMetr

1. Acceptance of Terms

These Terms of Use (“Terms”) govern access to and use of the XMetr platform (“XMetr” or the “Platform”). By accessing or using the Platform, you agree to be bound by these Terms. If you do not agree, you must discontinue use of the Platform immediately.

XMetr provides an online platform that enables users to publish rental listings and communicate with each other. XMetr operates as an early-stage digital platform and does not operate as a registered legal entity.

These Terms apply to all users of the Platform, including property owners, agents, tenants, and visitors.

2. Platform Role and Disclaimer

XMetr acts solely as a technical platform providing listing and communication tools.

XMetr:

is not a party to any rental, lease, or other agreement between users;
does not act as a real estate agent, broker, intermediary, or property owner;
does not verify ownership, legal rights, or accuracy of listings;
does not guarantee the availability, legality, or suitability of any property.

All agreements, communications, and transactions occur directly between users, at their own discretion and responsibility.

3. User Responsibilities

3.1 Listing Providers (Owners, Agents, Agencies)

Users who publish listings are solely responsible for their content and must:

provide accurate and truthful information;
ensure they have the legal right or authorization to list the property;
comply with applicable local laws and regulations;
manage viewings, communications, and transactions independently;
ensure that published images and descriptions reflect the real condition of the property.

3.2 Renters and Visitors

Users browsing or contacting listings are responsible for:

conducting their own due diligence before entering any agreement;
verifying property details directly with the listing provider;
understanding that XMetr does not validate listings beyond basic platform requirements.

4. User-Generated Content

All listings, descriptions, images, messages, and other materials published on XMetr are considered user-generated content.

XMetr does not guarantee the accuracy, completeness, or legality of user-generated content and is not responsible for any errors, omissions, or misrepresentations.

XMetr reserves the right to remove, modify, or restrict access to any content or account at its discretion, including in response to complaints or suspected misuse.

5. Listing Policy

XMetr is intended for long-term rental listings only.

Listings must:

relate to long-term rentals (no short-term or vacation rentals);
include accurate property information;
contain a minimum of two clear and representative images;
avoid misleading, automated, or deceptive content.

XMetr may remove listings that do not comply with these guidelines.

6. No Warranties

The Platform is provided on an “as is” and “as available” basis.

XMetr makes no warranties or representations of any kind, express or implied, regarding:

the accuracy of listings;
uninterrupted or error-free operation;
user conduct or outcomes of interactions.

7. Limitation of Liability

To the maximum extent permitted by applicable principles of law, XMetr shall not be liable for:

any disputes, damages, losses, or claims arising between users;
loss of data, profits, opportunities, or indirect or consequential damages;
issues related to property condition, payments, or contractual performance.

Use of the Platform is at your own risk.

8. Suspension and Termination

XMetr may suspend or terminate access to the Platform, or remove content, at any time and without prior notice if these Terms are violated or if use of the Platform poses risk or misuse.
