Terms of Use – XMetr 

1. Acceptance of Terms 

These Terms of Use ("Terms") apply to all users of XMetr, including landlords, tenants, and visitors. XMetr provides an online platform (the "Service"), and by accessing or using it, you agree to comply with and be legally bound by these Terms. If you do not agree, you must immediately discontinue use. 

These Terms govern all content on XMetr, including listings, text, images, videos, and other user-generated materials. By using the Service, you also consent to any additional policies and guidelines posted by XMetr, which may be updated periodically. 

XMetr reserves the right to enforce these Terms at its discretion. If you disagree with any changes or are dissatisfied with XMetr, your only remedy is to discontinue use. 

2. Amendment of the Terms 

XMetr may modify these Terms at any time. Changes become effective immediately upon posting. We encourage users to review these Terms regularly for updates. 

3. User Roles & Responsibilities 

3.1 Landlords & Agents 

Users listing on XMetr, including landlords or agencies, must: 

• Provide accurate property information (pricing, availability, description).
• Arrange viewings and transactions directly and independently.
• Comply with local rental laws and regulations.
• Hold legal right to list the property (owner consent or authorization).
• Maintain consistent branding and professional representation.
• Be licensed or registered if required by local legislation. 

3.2 Renters & Visitors 

Visitors and tenants browse listings, compare options, and contact landlords through XMetr. Responsibilities include: 

• Conducting due diligence before entering into any rental contract.
• Communicating through the platform to arrange viewings and rental terms.
• Understanding XMetr does not verify each listing’s completeness beyond platform compliance. 

4. Listing Policy & Content Guidelines 

All property listings must adhere to XMetr’s content quality standards: 

• Long-term rentals only — no short-term or vacation listings.
• Listings must include accurate details, minimum of two high‑quality images (min. 800 × 600 px).
• Photos must reflect the true condition of the property — no AI-generated, misleading, or excessively branded imagery. 

5. Additional Terms & Disclaimers 

• XMetr may modify, suspend, or discontinue the Service at any time without notice.
• We reserve the right to remove or suspend accounts that violate these Terms or misuse the Service.
